Why method matters

Soft washing, not pressure blasting.

High-pressure jet washing looks dramatic but it strips the protective granular coating from concrete and clay tiles, cracks mortar and forces water under the felt. It's the number one cause of premature roof failure after a "clean".

Our soft-wash system runs at under 60 psi — roughly the pressure of a garden tap — and lets professional biocides do the work. We kill the organism at the root, so the roof stays cleaner for far longer.

Manual Moss Removal

Low-pressure biocide system

Roof Soft Washing

The core of what we do. A calibrated biocide is fan-sprayed across concrete, clay or slate tiles at under 60 psi. Rather than blasting the surface, the treatment kills moss, algae and lichen biologically and the roof continues to self-clean with each rainfall over the following weeks.

Technical questions

The detail, answered.

Will the biocide harm my plants or pets?
Applied correctly at the right dilution, the treatment breaks down quickly and is safe once dry. As a precaution we mask and pre-wet surrounding planting and rinse any overspray, and we ask that pets are kept indoors during application and until treated surfaces are dry.
Why doesn't my roof look instantly clean after treatment?
Soft washing is a biological process, not a blasting one. The biocide kills the algae and moss, then the weather washes the dead organic matter away gradually over the following weeks. This "self-cleaning" effect is exactly why the results last far longer than a pressure wash. Where you want immediate results, we can combine treatment with manual moss removal.
Is soft washing safe on older or fragile tiles?
Yes — that's the whole point. Because we work at under 60 psi there's no mechanical force to crack, chip or dislodge tiles. Our survey stage identifies any already-damaged or slipped tiles beforehand so we can flag them to you rather than make them worse.
How long until moss and algae come back?
Because we kill the organism at the root rather than just removing the surface growth, most roofs stay clear for around 12 months, and often longer with an optional protective treatment. Regrowth speed depends on shade, tree cover and aspect — north-facing and heavily shaded roofs green up fastest.
Do you need to get on my roof to quote?
